ARNI is a multidisciplinary practice specialising in architecture, procurement and project management.

ARNI offers the traditional services of an RIBA Chartered Architectural Practice, and a fresh alternative whereby the architect and contractor are part of the same company and handle the entire project. Keeping the whole process in-house means that “buildability” can be part of the design process from day one and all of the consultants and subcontractors are led by one firm and have one place to go for answers.

ARNI Maintenance employs a bespoke, cloud-based maintenance management system specifically designed for property managers, that improves the efficiency of managing maintenance issues.

Our maintenance team utilises this system to ensure all our client's reactive maintenance issues are resolved in an effective and timely manner. We work with a team of skilled contractors,

365 days a year, to enable us to resolve all reactive plumbing, electrical and general maintenance works for our clients. Our friendly and dedicated team are on hand to offer excellent customer service and help with any maintenance queries our clients may have.


Statutory

Covers the legal aspects for building compliance from an employer’s view point and includes fixed electrical testing, portable appliance testing (PAT), legionella, asbestos, gas safety, fire alarms, emergency lighting etc. The inspection and testing procedures often result in identification of advisory or mandatory follow up actions to ensure continued compliance maintained.




Planned

Undertaking works before the issue causes a more severe delay to operations at a date/time that often causes less disruption. It is the regular tasks booked in advance and repeat on a weekly, monthly, yearly schedule etc as appropriate.

Examples would include routine carpet cleaning and flooring replacement, external and internal redecoration, drainage and guttering clearance, equipment servicing to boilers, pumps air con equipment etc.
